FUND THESIS & EQUITY STRATEGY

FUND 1 RESPONSIBILITIES

Entitlements and Design: Fund 1 will manage obtaining necessary approvals, zoning changes, and project design.
Investment Period: Fund 1 will focus on the initial stages, increasing the project's value through entitlements and design improvements for 1 year.

Return Expectations: Fund 1 aims for a 2x return on investment with an 8% preferred return. At the end of Fund 1 investors will have the option to roll into private equity Fund 2 or opportunity zone Fund 1.

OPPORTUNITY ZONES

Tax Benefits: Opportunity zones offer significant tax advantages, including deferral of capital gains and potential elimination of taxes on new gains if the investment is held for a specified period.
